I can't say enough wonderful things about Steve Withrow. He knows his stuff. He has exactly the right mix of expertise and humor to help his clients navigate the stormy waters of packing up a lifetime of memories (and stuff) while getting a house ready to sell. Steve handles his business with the utmost integrity, and I trust him completely. He helped me buy my last house in Silver Spring, MD, and then helped me sell that house six years later. Even though I was moving at a tough time of year (mid-November), Steve's marketing expertise got the house sold in less than 10 days--at the full asking price. That was in 2014. In spring 2016, Steve helped my partner sell his house, also in Silver Spring. He found terrific work crews to refinish floors, paint, and clear out the things we were leaving behind. He recommended only the work that was essential to market the house, and found contractors to get it done at a fair price. He had all this done in less than a month and was able to get the house on the market for the spring home-buying season. The house went on the market on a Friday. Buying and selling a home can be extremely stressful. We started and stopped the process several times over the past few years, but recently made the decision to just do it. We wanted a fresh start and contacted Steve. We told him how picky we were and to have patience with us, and that he did. The entire process went so smoothly and we are now in our dream home. It was an absolute pleasure working with Steve. Steve was patient and answered every question we had. He was very knowledgeable and honest with his opinions. We had a condo to sell and were looking for a single family home. We were worried about buying a new home first and being stuck with 2 mortgages. Steve knew the market and assured us it was the right move. We also refused to sell the condo until we knew where we were going so it was very stressful. Once we found our dream home, Steve helped us every step of the way through the process, and helped get us in touch with contractors to help get our condo ready to sell. Once listed our condo was under contract in less than 48 hours. Steve never pressured us or tried to show us homes above our stated price range. Also, he was prompt in replying at any time of the day or evening to any questions or concerns we had. As this was a very stressful time, he always had the answers and put us at ease. We worked with Steve on buying a house in Bethesda and selling a house in Northern Virginia. First, it is important to understand we moved pretty fast and Steve kept up with our pace. We entered contracts to buy a house and sell a house within 1 week of our search, and finished up closing on both properties within 6 weeks of our search. We identified our buyers so the selling was a slam dunk and only an administrative hassle for Steve to work up the contract. He did not have to list, show our house, or even negotiate a price. On the buy side, we toured houses over one weekend with him. We identified all of the houses we wanted to see. In short, we didn't waste much of Steve's time. While we were very impressed with Steve's knowledge of the Bethesda market, we mainly ended up using him because we loved the house he showed us on our first day out (before we had formally signed a contract with him) and we also liked that he was able to handle the buy and sell side of our transaction. Steve's positives are that he is really knowledgeable about the Bethesda and Montgomery county market and very responsive. Steve answers his phone, texts, and emails promptly. He also understands the Bethesda market and how to get a deal done. That said, we may recommend him with some hesitation. The main issues were that we found him to be unprofessional at times and we found him to be a poor negotiator for our interests. He was sometimes unprofessional in dealing with us (although always professional in dealing with others) to the extent that we felt he wasn't always representing our best interests. He offended my husband and I a few times when we had concerns about some issues in our deal. Ultimately, our concerns were very valid and we almost lost a couple thousand dollars. He had to apologize to us and the agents worked together to fix the problem, but we lost trust in him. Also, he would not waive his real estate company Long and Foster's $345 documentation fee. While I understand this fee tends to be common practice these days, it is not necessary and given that Steve earned a significant commission working with us with minimal amount of time spent on his end, we left our closing day with a bad taste in our mouth. In sum, Steve was knowledgeable and responsive but somewhat unprofessional and not the best negotiator for our interests. He came highly recommended from friends, so it could have been a 1-off experience. Overall everything worked out, and I do believe he can get the job done if you have to use him.
